Market Activity: Week of Aug 10–16, 2025 vs. Aug 3–9, 2025

Category Aug 10–16, 2025 Aug 3–9, 2025 % Change
For Sale 191 185 ▲ 3.2%
Sold 10 17 ▼ -41.2%
Pended 15 24 ▼ -37.5%

Inventory is Rising

  1. 191 homes for sale this past week, up from 185 the previous week (+3.2%).
  2. More homes on the market gives buyers more choices, but it also means sellers face increased competition.

Sales and Pendings Dropped

  1. Closed sales fell from 17 to 10 (down 41%).
  2. Pending sales dropped from 24 to 15 (down 37%).
  3. This marks a noticeable cooling compared to the stronger activity seen in late July and early August.

Market Balance is Shifting

  1. Earlier this summer, demand kept pace with new listings. Now, inventory is outpacing pendings and
  2. sales.
  3. This signals a shift toward a more balanced or even buyer-leaning market, as buyers have more leverage with greater selection.

Consumer & Broker Activity – July 2025

Category July 2025 June 2025 July 2024 Change (MoM) Change (YoY)
Keybox Accesses 168,801 171,595 156,268 ▼ -1.6% ▲ +8%
Property Showings 126,250 123,541 117,298 ▲ +2.2% ▲ +7.6%

The Northwest MLS shared some insights into how active buyers and agents were this past month. Here are the highlights:

  1. Keybox Activity: Homes listed for sale were accessed 168,801 times in July, which is a 1.6% dip compared to June, but still 8% higher than last year. That shows more buyers are out touring homes than they were in 2024.
  2. Showings: Agents scheduled 126,250 showings in July, up 2.2% from June and 7.6% higher than July 2024. More showings means buyers are actively checking out homes, even with today’s rates.

Key Takeaways for Homeowners

  1. Pricing is critical. With inventory climbing and buyer activity slowing, homes that are overpriced risk sitting longer.
  2. Homes that are well-presented, updated, or staged are still selling quickly.
  3. Timing matters. Listing now means competing against the highest inventory levels of the year so far.
  4. Buyers are becoming more selective, which makes marketing, condition, and strategic pricing more important than ever.
