The Kent East Hill real estate market is showing clear signs of strength heading into summer 2025, with rising inventory, stable pricing, and healthy buyer demand. While home sales slowed slightly in April compared to last year, current buyer activity and upward price trends point to continued momentum for sellers—especially those prepared to present their homes well. Here’s what the latest numbers reveal.


Inventory Is up, Giving Buyers More Choices

Even more recently, from May 1 to May 26, active listings climbed to 120—a 41.2% jump over April’s same date range, and 34.8% higher than the same time in May 2024. So far, 2025 is clearly trending toward higher listing activity.

Despite rising listings, the number of homes sold in April dropped to 64, down 17.9% from March and 32.6% lower than April 2024. This might seem like a red flag at first, but there’s more to the story.

When we zoom out and look at year-to-date sales (January through May 26), Kent saw 288 homes sold, which is still 3.2% higher than the same period last year. So while April’s dip might reflect some short-term hesitation or market noise, the bigger trend suggests steady buyer activity.


Prices Are Trending up Again

One of the strongest indicators that Kent remains a seller-friendly market is the steady appreciation in home prices:

  • Average Sold Price: $710,000 in April (up 2.6% from March, and up 0.3% year-over-year)
  • Median Sold Price: $705,000 in April (up 3.2% from March, and up 1% year-over-year)

Homes are still moving quickly. The average Days on Market (DOM) for April was 17 days, slightly up from 15 days in March but still faster than historical norms. Compared to 13 days in April 2024, it reflects a modest increase, but the pace remains brisk.

This is especially important for sellers—well-prepped homes are still going under contract in just over two weeks on average, especially when priced right.


Pending Sales Show Slight Dip

The number of homes under contract (pending sales) in April came in at 70, a 9.1% drop from March, though still up slightly from April last year. However, from May 1 to May 26, pending sales rose again to 68, up 9.7% from the same period last month. This rebound suggests renewed buyer interest and that the April dip may have been temporary.


Months of Inventory: Still a Seller’s Market

Even with more homes coming online, Kent remains firmly in seller’s market territory:
