1. Timing Is Everything: Why January Preparation Yields February and March Results
How to prepare your home for sale? The spring real estate season often happens sooner than home sellers think. People coming out of the holidays are already making real estate plans in January. In 2024, homes going under contract start to increase beginning in February, which means home buyer activity starts early.
2. Spring Starts in Winter: Your January Checklist for Selling Success

Most of our home sellers, when they ask about what they should do to get the home ready for sale, start with decluttering the home. Homes are meant to be lived in, and every one of us can collect lots of things over time. Throw away or give away items that don’t add any value to the sale of your home. Remember that you are competing with new construction homes also, so your presentation must be on point. Don’t add anything that doesn’t add any value when it comes to selling.
After the cleaning hire a cleaner to deep clean the home. The cleaning will cost $400-$500. We’ve hired many cleaners in the past and from our experience the home shows better if the seller was to do it themselves. The cleaners are just more thorough and have the right supplies to make the home shine.
Do minor repairs and touch-ups as needed to ensure that every corner of the space looks polished and inviting, addressing any wear and tear that may have accumulated over time; this includes fixing small cracks, repainting scuffed walls, and replacing any damaged fittings to create a more cohesive and well-maintained environment.
Home buyers will sometimes drive by the home first to look at the neighborhood, so if your curb appeal is not on point, you can be sure they will skip out on the home without a second thought. The exterior of your property acts as the first impression, and a well-maintained façade can significantly influence potential buyers’ interest. Enhancing your curb appeal is crucial; consider fresh landscaping, a clean driveway, and a welcoming front door. Perhaps adding some colorful flowers or a new coat of paint can transform the overall appearance and make your home stand out in the eyes of prospective buyers. Furthermore, ensuring that your lawn is trimmed and the walkway is clear will create an inviting ambiance that draws people in, leaving them eager to explore what lies beyond the threshold.
3. The Price of Preparation: Maximizing Your Sale Price With January Effort
Homes where sellers put a lot of effort in before listing the home sell faster and for a higher price. We’ve represented two types of home sellers: one who just wants to put the home on the market and do the minimum work, and two who listen to our experience in selling homes over the last 10 years and prepare the home for sale.
Spring time brings more home buyers, but the season also brings more competition. The time leading up to spring is this little period of time where we have less competition but high buyer demand. A homeowner who prepares their home early in the year can have an early selling advantage when it comes to selling their home.

Transform Your Home for Sale
A few home sellers might say, “I don’t want to stage the home; I would like to leave the home as it is so buyers can imagine their own items in the space.”
Over the years, what we see is that staged homes do get more showings than homes that are not staged and appear cold when looking at the photos. Oftentimes, you don’t have to clear all of your belongings from your home. Stagers can work with the items that you already have and do a partial staging, which costs less than a full staging service.
Staging also helps buyers visualize the space that they wouldn’t be able to on their own. A basement might have an empty area where it feels cold and uninviting, but by staging, you can add items to make it a hangout space and help the buyers see the area in a different way.
